Three things stack up here in a way they do not elsewhere:

What that means in practice

  • Where a condenser could physically go that would also be acceptable

Working with the hill

Highgate’s gradients are an underrated factor. Streets running off the hill often have a substantial level change between the front of the property and the rear garden, which is genuinely useful: a condenser in the rear garden can sit several metres below the street sightline, out of view without needing screening.

The flip side is access. Narrow lanes, restricted parking and steep approaches mean equipment staging needs planning. On a multi-room install that is the difference between three days and five.

Period fabric, treated properly

The Georgian and Victorian stock here has the things worth protecting: original cornicing, shutters, panelling, sash windows. Air conditioning should not cost you any of it.

That means indoor units positioned where they do not fight the ceiling detail, pipe runs planned through cupboards, chimney breasts and secondary spaces rather than chased through original plasterwork, and penetrations kept to the minimum number possible.

It is slower. It is also the only way to do it in a building like this.
